Comparable Market Analysis, also known as a “CMA,” is an analysis of recently sold homes “comparables”, preferably sold within the past 6-12 months, that helps establish a price range for a home which is normally completed by a real estate professional.

 

We use the research information about comparable properties within your home location, using a real estate industry resource called the Multiple Listing Service which includes:

  • Properties that have sold and closed within the last 6 months
  • Active listings - properties currently for sale
  • Pending sales - listings that are under contract or in the process to be sold but not yet closed
  • Expired listings - properties that did not sell during the listing period.
  • A CMA is not an appraisal.
